Testimonials to prove I should be your first choice

Below are comments I have received from my past clients and agents I have worked with. I constantly strive to provide the best service possible to make sure my clients have everything they need.

Comments from Eddie & Dee Northern
Nancy, we have had many realtors throughout the years; no one is in your class, you are the best of the best. Thank you so much.

Comments from Sue Ellen Davidson
I have been invested in real estate for many years, knowing many agents. Ms. Browning was the only agent who was able to get results moving a high end property in this very depressed market. She continues a constant service after the sale has been made and is a phenominal agent. A top notch professional in every manner!

Comments from Paul Toepp
Nancy has been in the Real Estate Industry for some time and I have over time as a real estate consultant had the opportunity to work with Nancy on several occasions. I found Nancy to be tireless and dedicated to the task of bringing the transaction (for her client) to furition. I have always found Nacy to be a pleasure to work with and look forward to many future transaction's. She has an inpecable reputation not only with her client's but her peers and colleagues.

Comments from Diana Wood
“Nancy found just the perfect home on the Lake for my client, one of the most famous NFL Coaches of all time , Steve Mariucci,, his wife Gayle and their 4 children, close to great schools. Nancy in Detroit, and myself in California a referral situation. Nancy was so consistent and reliable with all the documents and closing - no trauma....... just excitement and anticipation!! We all will never forget Nancy! Those who know the NFL, realize the Coaches do not need any more pressure, when moving their families?
Top qualities: Great results, personable & high integrity

Comment from Hugh & Loretta Miles
Thank you for your monthly newsletter. We look forward to receiving it each month. We find it very informative and useful. It is an excellent marketing tool for your business – keep up the good work. Best wishes, Miles – 2005 Sale.

Comment from Susan Bullard
Nancy did a great job for us in a very tough real estate market. She kept us up to date with developments and made sure we understood the intricacies of the deal. It was a relief to sell our house in Bloomfield Township since we had moved to Nebraska!

Comment from Grace & Tom Reuter
Mrs. Browning worked tirelessly on our behalf. Mrs. Browning is a realtor of exceptional talent, dedication and motivation. The relocation company assigned to our move, Cartus, Inc. was extremely demanding of Mrs. Browning. Cartus required lengthy bi-weekly reports and numerous phone conferences, all demanding why the house was not selling. Through it all, Mrs. Browning was the consummate professional – knowledgable, organized and always kinda and pleasant despire the never-ending demands. To Tom and me she served as realtor, counselor and friend.
Mrs. Browning was always willing to go the “extra mile,” checking on the house for us as we are living in upstate New York, getting repairs done and even cleaning the house before a showing to make sure it was in excellent condition. Through more than 100 showings and numerous price cuts, Mrs. Browning was always there for us. No matter how many times we called her or sent an e-mail, she always responded promptly.
Mrs. Browning is a professional of the highest caliber and it has been our privilege to work with her and now to have the honor of calling her our friend.
This is a part of a letter that was written to our CEO, Kelly Sweeney.

Marketing Approach

We have re-organized the way we advertise in the Real Estate Book. We are advertising the fall price reduction spectacular in a group making sure buyers know which properties are partcipating. We also have three homes being advertised with updates. We decided to continue grouping homes in categories when advertising. The next issue will probably include a section for open houses.

My assistant, Yelena, and I recently attended a marketing training where we learned how to use the new coldwell banker weir manuel website. There are so many tools available to us and we are excited to start using them!

From now on, I will be e-mailing my weekly reports to my sellers instead of mailing them. This will save me time, money and will be easier for the seller. When we discuss their report on the phone, they will see exactly what I am talking about instead of waiting for the report to arrive in the mail.

Also, the next listing appointment I go on, I will attempt to do a powerpoint presentation in order to show my technological skills and advancements.

We are constantly keeping facebook updated with photographs and descriptions of what I'm working on. Our Halloween themed October newsletter has been mailed out and should be arriving shortly to our sphere of influence.

Fall Price Reduction Spectacular Still Going Strong

We have added one more additional home that fits the criteria for this fall promotion!

It has a heated garage, a dock, 18' boat, walkway along the water and a spacious deck at the water with seating. This is your dream home and this price reduction is incredible!

2960 Bloomfield Crossing, a property part of this promotion, will be held open on October 18th from 1pm to 4pm. All open houses of properties participating in the spectacular are advertised in the Detroit Free Press. I am also advertising all the properties in the next printed issue of the Real Estate Book. I am doing everything I can to promote the properties of the homeowners who have agreed to make sacrifices.

Fall Price Reduction Spectacular & Open House Update

Our company, Coldwell Banker Weir Manuel, is having a special event! It is called the Fall Price Reduction Spectacular. The main goal is for sellers to get noticed by prospective buyers in this market. It involves a multimedia advertising campaign using various channels of communication from blogs to facebook to real estate websites. There are also open houses taking place to further promote this effort.

In order for our listings to qualify for this event, they have to meet certain requirements. They have to be reduced by at least 3% and they must be extended through December 31st. Once these are met, we are able to advertise them on the cbweirmanuel.com website among many other areas including of course, this blog entry.

This has officially been going on since September 13 and will continue through November 1st.

So far, the listings partcipating in this spectacular are...

2960 Bloomfield Crossing which was reduced from $549,000 to $499,000

3117 Woodcreek Way which was reduced from $599,900 to $574,900

22129 Hawthorne which was reduced from $89,999 to 74,999

2811 Mackintosh which was reduced from $949,000 to $920,000

1031 Kenilworth which was reduced from $144,900 to $139,500. Being held open on October 4th from 1pm to 4pm.

Check out http://www.cbweirmanuel.com/ to find out more information about these homes

Also, I had three open houses this weekend that were all mostly successful. I held open 2756 Turtle Lake & 1238 Copperwood which combined together about 14 or 15 people which is pretty good for the current market! 5360 Inkster was held open by one of the agent's in my office who had about 3 or 4 people show up.

Things are moving along and we are excited to see what this fall promotion has to offer.

Another Referral to Promote My Services

Comment from Kyle and Rose Grant – Previous Buyers

To Whom It May Concern,

We are writing to express our deepest gratitude to Nancy Browning and her team at Coldwell Banker Schweitzer Birmingham/ Bloomfield. We have found Nancy to be a consummate professional making her one of the best in the business.

Nancy was very accommodating in helping us to find a wonderful home. Her insight, impeccable taste and her plethora of resources made our search easy.
She was very pragmatic in helping us negotiate deals. She offered insight on the pros and cons of properties we visited often cautioning us on settling on a property that wasn’t suitable.

Nancy also provided us with a mortgage banker, a top notch home inspector and a team of professional painters that provided quality service at a reasonable price.

If you are looking for a realtor who has extensive knowledge of the market place, we highly recommend Nancy Browning.

Thanks,

Kyle Grant and Rose Grant

What I'm Doing Update

What I am currently working on....

I am showing 2 out of town buyers. One client is looking in Birmingham for a lease option and the second client is looking in either Bloomfield or Milford for newer construction. I am very eager to provide them with the best possible choices. It is important for them to have an easy transition once they make the move so we are working on finding the best location for them.

We are still planning our pet photo contest. Please refer to the previous blog post for more information. We have sent out many invites and look forward to seeing everyone there. If you did not receive an invite, you are still more than welcome to attend.

We are working on outlines for listing procedures and buyers procedures in order to make the paperwork and online process more simple. I work hard every day showing and listing but the organization behind the scenes is what keeps me moving.

We just finished sending out the July mailing which contains a newsletter and flyer. The more recent newsletter contains Michigan facts, how to keep your house maintained, market information, a monthly recipe and all the website links where you can find my listings and information including this blog. The flyer is about the pet photo contest. If you are interested in joining this mailing list, please let me know!!

I have turned techy and I want everyone to know!

Characteristics of a Good Real Estate Agent

When hiring a real estate agent, it is important to look beyond how they appear on paper and look beyond the flashy words on their resume. Actually get to know a person and their true work ethic. The best way to do this is to see their innovativeness, their personality, their determination and recommendations.

Innovativeness: Using the Internet in order to promote my services, my listed homes and myself.

Personality: I relate to my clients and try to make their dreams come true by doing everything I can to solve their problems. Facebook has allowed me to keep in touch with my loved ones and it provides me a place to share photos and introduce everyone to my family and my newborn grandchild. Add me on facebook

http://www.facebook.com/people/Nancy-Browning/1038374521

Determination: I am very strong willed and for this reason, I am always closing deals and getting listings.

Recommendations: I would like to share a few comments I’ve received about the work I do

Comment from Bill Seng – Previous Buyer
I am very happy to be a referral for Nancy Browning. She is by far the best real estate broker I have had the pleasure of dealing with. Please note the following:
· She is very prompt in getting back to you in voice/mail/electronic communications
· She lives up to her commitments; if late, she let’s the person know
· She is very knowledgeable of the marketplace
· She is aggressive in meeting client expectations (both buying and selling)
· She absolutely lives by the “golden rule”
· Her monthly flyers are very entertaining, helpful and keeps her in the public eye
· She is very helpful in maintenance/home improvements referrals after the sale
In short, I recommend her as the “go to” person involving real estate.

Comment from Kevin and Bobbin Wilson – Previous buyers and sellers
We have purchased and sold 7 homes from California to Minnesota to Michigan. We have never had anyone represent us as a realtor that comes close to comparing with Nancy Browning. She has complete knowledge of the market. She has incredible follow-up. She is a true professional, she puts deals together and she is honest, fair and respected. If there is a better realtor anywhere, I’d love to meet them. For our money, Nancy Browning is top-notch and the best. We bought our house and sold the same house through her and would do it again in a second.

Comment from Chuck Anway – Vice President of National City Mortgage
Nancy Browning has the two most difficult traits to find in any business partner, and that is dedication and trust. The focus she has on her clients needs is demonstrated in the hours she puts into a listing’s market analysis. She listens to her client’s as they discuss price limits, amenities and location; and all of her colleagues and past clients trust her negotiating skills at the time of contract.

Real estate can be an art and it is important to work on a picture from start to finish diligently in order to receive the best result. This is what I try to do with every property or deal I come across in order to provide the best possible service.
