Wow, 2010 is almost over. This has been a great year with many changes. Our most recent change is the move to our new office, also in Birmingham, only a couple blocks from our old office. The address is 294 E. Brown Street, Birmingham, MI 48009. The new office is just that, NEW. New facility with new furniture! We have a great location on the first floor tucked in a corner which allows us to get actual work done! We are revived and ready to take on the challenges of the new year.
Just like in 2009, we made changes to our business in 2010 and will continue to make updates as we move into 2011. Check out our updates for 2010 below!
1. Flip videos of listings and testimonials are put on various websites.
2. E-mails are sent to all agents within our area about catered broker open houses.
3. When the price of a property is reduced, we use our showing desk to send agents who have previously showed the property a notification, along with other agents within our area.
4. We have paired up with another top producing agent in our company to do a combined powerful advertising effort in the Birmingham/ Bloomfield paper. We have also picked specific months to advertise in the Real Estate Magazine, previously called The Real Estate Book.
5. Our company hosts an open house event 2 Sunday’s out of the month. One Sunday focuses on advertising via social networking while the other Sunday focuses on both a print advertisement in the Detroit Free Press and social networking. We also advertise them on all possible websites.
6. There are continuous updates to my PowerPoint listing presentation which is used to show potential clients my expertise and the benefits of listing with me.
7. We update sub divisions when mailing the monthly newsletter. I receive positive feedback from various sub divisions and use it as an indication of which sub divisions I should continue mailing to.
8. I have gotten a new picture which I use on all my marketing materials.
We are ready for 2011, BRING IT ON! :)

WELCOME ERVID!
A new agent has joined our company and has been working with my team! He is getting on the job experience by observing showings, listing, presentations, administrative duties and etc. His name is Ervid Shtiza and he resides in the Wixom area. He attended Walled Lake High School and then Oakland Community College. We think he will make a great asset to our company and to future buyers and sellers. He is taking classes all week next week and he is holding his first house open this weekend! My listing at 5390 Van Ness Dr will be open from 1pm to 4pm this Sunday, 10/10/10. Back to Business As Usual
September was a month of listing, selling a listing and finding a lease for a buyer. Sounds busy right? I am always staying busy!
We listed 5390 Van Ness Dr in Bloomfield Twp which is a tri-level in a great family neighborhood. It has 3 bedrooms, 3 baths and 2,076 square feet. It is clean, reasonably priced and waiting for the right buyer. It is listed at $199,999.

I sold my listing at 748 Woodchester in Bloomfield Twp. The appraisal just came back and it was just fine. We are now waiting on the last steps before the final closing date.
I found a lease for a buyer in West Bloomfield which he loves!

Annual Client Appreciation Day Dream Cruise Party
Every year, our company hosts a client appreciation day dream cruise party in our very own parking lot! There is always food, drinks, a live band and fun activities for the kids! Another busy month!!
Wow, either the real estate market is really picking up or I am just on a roll!
June was another great month for me. I sold 5 homes with one closing tomorrow! Also, I completed 5 leases this month that don't officially close until either July, August or September. Now the problem is getting listings! If you know anyone who is considering buying or selling, direct them to me! Whether they just want to find out about the current market, or they need a good listener, I'm always here to help them in any way I can.

Coldwell Banker Weir Manuel is Selling Selling Selling!
According to a BrokerMetrics study, Coldwell Banker Weir Manuel sold more Birmingham/ Bloomfield Homes than any other brokerage in town between 03/01/2009 - 02/28/2010. Not only more homes, but more $1,000,000+ homes!

The Browning Team Raised $240 for the Michigan Animal Rescue League
Starting in November 2009 through February 2010, the Browning team sold jars of salsa to anyone who would buy one! Our goal was to raise as much money as possible for the Michigan Animal Rescue League. This fundraiser was introduced to us by The Cabinet Studio in Canada. If you get our monthly newsletters, you are familiar with them because they are on it every month!Check out our picture from when we delivered the money!

January is filled with potential buyers and sellers!
I did 6 CMA's in January alone! This means I received requests to provide a market analysis to a potential seller. I research the market and compile information regarding houses on the market in their area, pending homes and homes that have recently sold. I show it to them in an organized presentation where I also include my qualifications, background, marketing abilities and work ethic. I ensure them that they are in the right hands if they choose me as an agent and I will do everything I can to meet their expectations.
I also received phone calls and e-mails from individuals who have heard about me in some way, whether through a friend, co-worker, or through the Internet. Word of mouth is extremely effective and as I have realized, so is the Internet and social media. The more places my name and expertise appears, the more chances I have to obtain a serious buyer or seller. I will continue working hard to see results. Almost ready to send our January Newsletter
New Year -- New Opportunites
Take this time to create new goals and achieve old ones. My January newsletter has motivating information, Michigan facts, forecast for 2010, a yummy recipe and a chance to help others by donating blood.
Also, every month, I continue to promote the wonderful services of The Cabinet Studio and Petrucci Homes. The Cabinet Studio is based out of Canada owned by two outstanding women who not only work hard, but are extremely charitable with their time, energy and money.
Petrucci Homes is owned by Mike Petrucci who is one of the best builders for the Bloomfield - Birmingham area.
Each newsletter contains "Nancy's Notes." This month the title is New Year -- New Start. Here are some of the tips I included...

The recipe is for Beef Chili, and after trying it, I can say it is a great recipe!
The forecast information is from a well respected mortgage professional, Barry Habib. He wrote a great description of the 2010 market including information about tax rates, housing prices, unemployment, gold, the dollar, stocks, job market, inflation, etc... and I provided a few facts he stated.
There is an upcoming blood drive at Wayne State University on January 26th from 12pm to 6pm located at 5201 Cass Avenue. It is hosted by the School of Business Student Senate. When one person donates, they could potentially save 3 lives. Don't hesitate to help out!
